We believe in a team approach to managing an asset. The property manager is a quarterback coordinating the ownership, leasing team, tenants, and vendors. They work closely with the leasing team to review proposals and provide input on building operations.When we can work with the leasing team and manage the tenant improvement, we are able to engage with our future tenants and establish a relationship providing a single point of contact from initial commitment throughout the term of their lease.
CCG Property Management wants to be present with prospective tenants as soon as a deal gets traction, from space planning to the final walk-through, to ensure the transition from the leasing team to the management team is seamless.
Asset management
CCG Property Management has a wealth of experience in real estate management, construction management, development, and brokerage. Integrating these services allows our team to see the big picture and work in partnership with our clients to increase the value of their assets and holding strategy.We continually evaluate the overall performance of a property, including the tenant mix, future rollover, financial position, physical condition, and operating efficiencies.
We ensure the leasing team has the correct as-built plans for marketing purposes and all the tools and knowledge we can provide. We are available to provide technical information on the building and information regarding zoning, construction, and the CC&R’s.
We encourage the leasing team to include the management team on tours so we can answer operational questions and provide the prospective tenant with the level of service they can expect once a lease is signed. Mitigating rollover costs at lease renewal is a home run for the landlord and property management is key to this process.
At CCG Property Management, we know that accurate fiscal reporting is of the utmost importance to our clients. Our team provides monthly or quarterly reports based on each client’s needs. Reporting packages include an executive summary of property operations and detailed variance reporting. Custom reports to meet our client’s evolving needs are also available.
The project accountant assigned to the portfolio handles all the monthly accounting responsibilities and daily interactions with the property management team. Good communication and regular interactions ensure reports are accurate, timely, and meaningful.Internal controls are in place to manage accounts receivable and payable, ensuring that income is collected in accordance with the leases and that vendors are paid on time while monitoring cash flow.
Annual budgets are prepared to client specifications and managed throughout the year. Recovery estimates are calculated upon completion of the annual budgets and communicated to tenants. Immediately after year-end, reconciliations are prepared in accordance with the leases.
